question 3 in not more than 500 words for each subsection. Use relevant examples,
illustrations as far as possible.
All answers to be written individually. Discussion and group work is not advisable.

attempting their assignments, but are not allowed to copy the matter as it is from the
source of reference.

2. Explain in detail two (2) real-life cases where Rights of Consumers have been upheld.
(10 Marks)
3. Pestonjee Shroff (“Pesi”) owned huge tracts of land in Mumbai and he used to receive
offers from various developers and builders to develop the land owned by Pesi. Pesi
refused such offers of redevelopment and commercialization as he intended to use the
land or proceeds from land for charitable purposes. But one day few individuals along
with a builder (who had earlier been refused by Pesi) barged into his home and made
him sign the papers of redevelopment of the plot. For this the builder gave him Rs. 200
crores and the money was transferred to his account. The agreement also was duly
registered. Pesi being unhappy with the development of events and forcibly being
made to sign an agreement wanted to take legal action. So he has approached you for
understanding the legal position:
a. Is such an agreement a binding Agreement or can it be cancelled? Please give your
reasons for your answer. (5 Marks)
b. Assuming the market value of land is Rs. 85 crores, can Pesi seek cancellation of the
agreement? Please give your reasons for your answer. (5 Marks)
